Q: Who is the developer and designer of Metro Condominiums?

A: StreetSide Developments, Winnipeg's largest and longest-standing condominium developer, is the driving force behind this master-planned community. StreetSide also happens to be one of the Qualico Companies, western Canada's largest real estate developer, delivering quality residences to Canadians for six decades.

Q: What is a Transit Oriented Development, and how does it benefit me?

A: Metro Condominiums is considered a Transit-Oriented Development (TOD), due to its close proximity to the new Rapid Transit station.  A TOD creates “livable” mixed-use, denser, walkable places, and providing an alternative to low-density suburban development and automobile-dependent land use patterns.

This increases your mobility choices, and disposable household income. Housing and transportation are the first and second largest household expenses, respectively. TOD can effectively increase disposable income by reducing the need for more than one car and reducing driving costs. Residents in transit rich neighbourhoods spend 16% less on transportation than those living in auto dependent neighbourhoods according to a recent study by the Center for Transit-Oriented Development.

Mobility and income aside, there are increased health benefits. TOD promotes a healthier lifestyle by making it more convenient to walk than to drive and providing the infrastructure that supports walking and biking.

Sales & Pricing

Q: How can I reserve a new Metro condominium and when will I have to make payments with respect to my purchase?

A: If you are not yet ready to write a formal Offer to Purchase, you can place a temporary, short-term reservation on the condominium of your choice (subject to availability), by meeting with our sales representatives and completing a Reservation Form together with a refundable deposit of $2000. This deposit may then be directly applied to the Offer to Purchase, along with the remainder of the required deposit. The balance of your purchase price will be due just prior to occupancy.

Q: What are the advantages of selecting my Metro Condominium early, and are Metro purchase prices going to increase after construction is complete?

A: There are many advantages to selecting your condominium home early. For example you may want to obtain a particular exposure and location within the development itself. It is also easier to customize and select materials and products when you are involved with the project at an early stage. Perhaps most importantly you will be purchasing your Metro Condominium at the lowest possible price.

Q: Is the GST included in the purchase price?

A: Yes. The net GST is included in the stated Purchase Price. The Purchase price includes 5% GST net of the GST New Housing rebate allowable. The Purchaser assigns the GST New Housing Rebate to the Vendor at time of closing. To be eligible for the GST Rebate, the Purchaser, or a member of the Purchaser's immediate family, will on closing occupy the unit as his/her primary place of residence.

Q: What are my real estate taxes likely to cost at Metro Condominiums?

A: Property taxes are to be set by the City of Winnipeg which does not confirm amounts until a later time. These taxes will be dependent on the size and purchase price of the unit.

Condominium Living

Q: What are the advantages of a Condominium and how does condominium ownership work?

A: A condominium is a legal form of shared ownership, where the owner holds title to the individual condominium and a shared interest in the building and grounds common elements. A condominium allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to our professional property managers. Residents will purchase their condominium homes outright, and pay a monthly "condo fee" to fund all shared common area expenses.

Q: What are the Common Element Fees at Metro and what is included in the common element charge?

A: The common element "condo fee" will be based on your pro rata share of the common elements of the overall project. Current common element fees are expected to be approximately between $245-350 per month including sewer and water. Common element costs include all "common elements" or shared costs including (but not limited to) maintenance, grounds keeping and landscaping; service contracts; professional management; building insurance (owners require separate insurance for condominium contents and betterments); snow removal; common area lights, power, and heating / cooling; in suite and common area water and sewer including maintenance and replacement. Residents pay separately for telephone, internet cable TV, in suite hydro, contents and betterments insurance and realty taxes.

Q: As a unit owner will I have any part to play in the on-going operation and management of Metro Condominiums?

A: The project will be professionally managed by a property manager engaged by the Developers and later by the Condominium Corporation Board of Directors. As a unit owner in the building you have voting rights in your condominium corporation. An annual general meeting of all unit holders will be conducted to review the business of the corporation. You may participate in the management of the corporation to a greater extent if you wish to stand for election to the Condominium Corporation's Board of Directors.

Q: Can I purchase a condominium at Metro and rent it until I am ready to occupy myself?

A: You may rent your condominium provided all rules and regulations of the Corporation contained in the condominium documents are complied with.

Q: How many floors and units will the building have?

A: The building will have 4 floors plus an underground parkade level and will be constructed in 2 phases.  There will be 47 units in Phase 1 and 76 units in Phase 2, for a total of 123 units once complete.

Q: What type of insurance will I require for my new condominium home at Metro?

A: The condominium corporation will provide insurance for the overall building. Owners will require separate condominium unit owners insurance on their contents and on any options or upgrades. The Condominium Declaration provides further information.



Q: Is parking available? How many parking stalls are included with my purchase at Metro Condominiums and are extra stalls available?

A: Secure parking is standard at Metro Condominiums. Each suite price includes exclusive use of one exterior parking stall or one indoor parking stall. "Exclusive Use" of an extra outdoor parking space is available for an additional cost and dependent on availability. Since this development is conveniently located next to the new Rapid Transit bus stop, we are encouraging our purchasers to take advantage of living in a Transit Oriented Development. 

Q: Is there designated visitor parking at Metro Condominiums?

A: Metro offers designated parking spaces for visitors, accessible parking stalls, and a loading zone within the development.


Living in Metro

Q: What rules and regulations should I know about with respect to Metro?

A: The rules and regulations will be described in detail in the condominium declaration and by-laws. These documents, typical to all condominium projects, describe in detail the rules regulating the use of the units, common elements, improvements etc.

Q: How will I dispose of my garbage and recycling at Metro?

A: There will be two partial enclosures in the parking area where homeowners can bring their garbage and recycling.  

Q: Are there walkways on the common areas?

A: There will be central gathering areas throughout the site plan and sidewalks that will connect to neighbouring projects.

Q: Where is mail collected?

A: There will be mailboxes in the main entry lobby area.

Q: Are pets allowed at Metro?

A: The project by-laws and declaration will describe the rules in detail, however one domestic dog or cat is permitted, and a second pet is subject to board approval. All pets must be registered with the board.


General Information

Q: What type of construction is used for the Metro Condominiums?

A: Metro will be a four-storey apartment style condominium with a basement parkade.  The foundation is precast piles and the parkade is comprised of concrete walls and floors.  A concrete floor separates the parking level from the main floor.  The four-storey building is wood framed from the main floor to the roof with engineered wood joists and beams and tongue and groove subfloor comprising the floors.  It has an engineered wood truss sloped roof.

Q: What is the heating system used for Metro Condominiums?

A: Each suite is heated with compact linear convector baseboard heaters, cooled with a ductless mini-split air conditioner, and has a ducted transfer fan to circulate fresh air throughout the suite.  The common areas of the building are conditioned by two make-up air units which also supply the fresh air to the suites.  The parkade is heated with electric unit heaters.

Q: What security measures will be incorporated at Metro Condominiums?

A: Access to the building will be via secure interphone located at the building entries. Closed circuit TV will monitor all building entry points including the lower level parkade. Deadbolts and peep holes will be installed in all suite entrance doors.  Programmable key fobs will be used to access the building entries and parkade.

Q: What level of soundproofing can be expected at Metro Condominiums? 

A: All floor and wall soundproofing requirements are built to exceed the building code requirements. The walls between the suites are constructed of a double wood stud wall with drywall, sheathing, and R12 batt insulation on each side with a 1” air gap in between. The floors are constructed of Engineered Floor Joists R22 batt insulation between floors, gypcrete floor topping, resilient channel, and 2 layers of 5/8" drywall.

Q: What materials and features will the exterior of the building have?

A: Metro Condominiums will be finished with stucco and vinyl siding with pre-finished wood panel and trim details at windows and balconies along with stone panel and premium Longboard metal siding finishes at prominent areas of the building.  The main entry feature canopies finished in premium metal paneling.

Q: I am concerned about the chance of a fire at the building. How has this been addressed?

A:  The unlikely event of a fire has been extensively considered at Metro. The building is equipped with a comprehensive fire alarm system that includes a full fire-suppressing sprinkler system, fire alarm horns and strobe lights, hard-wired in-suite early detection smoke and heat detectors, and emergency exit lighting and signage.  The suites are separated from each other with a 1-hour fire resistance rating on wall and floors are separated from the underground parkade by a 2-hour fire-resistance rating.

Q: Is air conditioning standard at Metro Condominiums?

A: Air conditioning is standard in all units at Metro.

Q: What will the roadway construction be?

A: The roadway and parking areas within the Metro development will be asphalt with a concrete ramp to the parkade.

Q: What type of roof will the building have?

A: Metro Condominiums will have an engineered wood truss roof with 25 year asphalt shingles.

Q: What kind of windows will be installed?

A: The windows at Metro are triple-pane for maximum energy-efficiency and sound-proofing.

Q: Can I customize my new Condominiums at Metro? What options are available if so and how can I find out what upgrades might fit my budget?

A: If you select your new Metro condominium early in construction commencement, you may customize certain aspects of the design and planning. Of course, the location of kitchens, bathrooms, electrical services, etc. cannot be modified, but early purchasers can select from our menu of optional interior finishing to create their own personal look and lifestyle. Optional upgrades include: custom flooring, kitchen cabinets, countertops, a wide spectrum of interior paint colours, and appliances. Once you purchase your new condominium you will then have the opportunity to visit our new state-of-the-art, 3500 square foot Design Centre to meet with our design consultant and make your interior upgrade selections.

Q: Can I choose the paint colours for my unit?

A: The standard paint colour for the interior of the suites at Metro is 'Wentworth White'. If you select your unit early in the construction phase you will have the opportunity to meet with our interior designer to discuss a wide choice of interior finishes.

Q: Can I select the type of flooring I want?

A: The standard flooring within the suites is vinyl plank with carpet in bedrooms which are available in a variety of colours.  If you select your unit early in the construction phase you will have the opportunity to meet with our interior designer to discuss a wide choice of interior finishes including flooring.

Q: Can I choose the type of kitchen cabinets for my unit?

A:The standard cabinets are flat panel melamine cabinets which are available in a variety of colours. Owners may choose from a range of optional or upgrade cabinet styles. Please speak to our sales team about scheduling a visit to our design centre, where an extensive range of cabinets, counters, tile and flooring are displayed.

Q: What appliances are included with my purchase price at Metro?

A: A stainless steel kitchen appliance package, which includes a full size fridge, a self-cleaning range, a built-in dishwasher, and an 'over the range' (OTR) microwave will be included in the base purchase price. A stacking washer and dryer will be available as an upgrade.
